Washington Park, or simply Wash Park, takes its name from the large park at its center, with Smith Lake and Grasmere Lake, a historic boathouse, formal flower gardens and a loop that draws runners and cyclists all day. The neighborhoods on every side, including Wash Park West between Downing Street and Broadway, are known for early twentieth-century bungalows and Denver Squares, along with a steady stream of newer homes built on original lots.

Housing
What you’ll find
Original bungalows sit beside two- and three-story new builds, and lot width often decides which is which. Wash Park West, closer to Broadway, adds duplexes and small multifamily buildings to the mix. For sellers of older homes, a key question is whether the strongest buyer will be someone who will live in the house as it is, or a builder valuing the land; Pam prices for both.
Getting around
Location
Downing Street and University Boulevard run north to Cherry Creek and downtown; I-25 and the Louisiana–Pearl light rail station sit along the southern edge.
