The process

From first conversation to keys

Every purchase is different, but the path has a shape. Here is how Pam guides it.

  1. A real conversation first

Before any showings, Pam sits down with you to understand what you need from a home, where you need to be, and what you are comfortable spending. She will be candid about what that budget buys in each neighborhood you’re considering.

  2. Financing, lined up early

A strong pre-approval makes your offer competitive. Pam can introduce you to lenders she has worked with, and you are always free to choose your own.

  3. Showings with context

Pam tracks new listings in your areas, schedules showings quickly, and briefs you on each home before you walk in: its history, comparable sales, and anything that deserves a closer look.

  4. An offer built to win

In a competitive situation, price is only one lever. Pam structures terms, contingencies and timing to make your offer the one a seller wants to accept, without giving away protections you need.

  5. Inspection and appraisal

Pam helps you read inspection findings in proportion, decide what to ask for, and negotiate repairs or credits. If the appraisal comes in short, she knows the options.

  6. Through to closing

Title, HOA documents, loan conditions, insurance and the final walkthrough: Pam keeps every deadline in view, including for buyers who are closing from another state.

“I went into showings with detailed background knowledge on the property.”

First-time buyer

Relocating to Denver

Pam regularly helps buyers who are moving from out of state. She can preview homes for you and report back candidly, help you compare neighborhoods on commute and housing stock, and coordinate a closing you may not be able to attend in person.

First-time buyers

If this is your first purchase, Pam will explain each document and deadline in plain language and make sure you know what you’re signing, and why.

Searching beyond the MLS

Through Compass, Pam can share Coming Soon and private exclusive listings that may not appear on public search sites.
